How the Installment is Calculated

1. Punjab's Apni Chhat, Apna Ghar (0% Interest-Free Model)

Under the Government of the Punjab's flagship housing scheme, loans are structured on an authentic Qarz-e-Hasna framework. There is zero markup (0% interest), zero documentation fee, and zero processing penalty. The calculation is straightforward:

Monthly Installment = Total Loan Principal / Total Repayment Months (84 Months)
Example: Rs. 1,500,000 / 84 = Rs. 17,857 / month (Reduced to approx. Rs. 14,000/month after initial grace periods)

2. Federal Subsidized Scheme (5% Fixed Markup Model)

For the Federal Apna Ghar Program, the State Bank of Pakistan uses the standard Equated Monthly Installment (EMI) reducing-balance formula with an initial 10-year government subsidy:

EMI = [P x r x (1 + r)^n] / [(1 + r)^n - 1]
Where P = Principal Loan, r = Monthly Interest Rate (5% / 12), n = Total Months (e.g., 240 months for 20 years)

Understanding the Debt Burden Ratio (DBR)

Before approving your loan application, banks check your Debt Burden Ratio. State Bank regulations mandate that your total monthly loan repayments (including any credit card minimums or personal loans) cannot exceed 40% to 50% of your verifiable monthly take-home income.

For instance, if your net verifiable monthly salary is Rs. 70,000, your maximum allowable monthly installment is Rs. 35,000. You can safely apply for a 20-year loan of up to Rs. 5 Million.
