Conventional vs. Islamic Housing Finance: How Do They Differ?
Applicants under the Apna Ghar Scheme can choose between two fundamental banking modalities:
1. Conventional Mortgage Structure
In conventional banking, the bank lends money to the borrower at a fixed subsidized interest rate (e.g., 5% per annum for the first 10 years). The customer repays the borrowed principal alongside the markup. The property title is mortgaged to the bank through an equitable or registered mortgage until final settlement.
2. Islamic Shariah-Compliant Structure (*Diminishing Musharakah*)
In Islamic banking (such as Meezan Bank, BankIslami, or BOP Taqwa), the transaction is structured as a joint-venture partnership (*Shirkat-ul-Milk*). The bank and customer jointly purchase or build the house. The customer gradually purchases the bank's ownership units over time while paying rent (*Ijarah*) for utilizing the bank's share of the home. Once all units are acquired, full legal ownership transfers to the citizen. No interest (*Riba*) is charged.
